The Real Deal

Lisa Thorsen
LLB/PGCert Law
Consultant- real estate compliance
Licensee salesperson

Lisa’s family has lived in St Heliers for five generations. She’s passionate about all aspects of property; her knowledge of agency and contract law and love of real estate compliance makes her the perfect person to contact when you’re selling, planning to sell or need advice around real estate compliance.

Have you practised as a lawyer?

Yes, in Auckland and Tauranga, and as a legal adviser in London doing relationship property, property and regulation and compliance.

Your background in law, real estate and real estate compliance must be a huge advantage for anyone wishing to sell their home?

Yes, I believe it is – for sellers and buyers. My 20 years’ experience means I can quickly recognise and address issues that require disclosure. My proven ability in sales gives me an appreciation of what’s involved in selling real estate and how it can sometimes be a bit of a minefield.

Can you tell us a little about your consultancy business and
how real estate and your business make the perfect marriage?

I consult on real estate compliance matters for different clients; assisting them by reviewing property documents; and any other necessary documents and recommending how to address any issues with the property before it goes to market. I also consult on broader compliance matters, have my branch manager qualification, conduct training for REINZ and  are an assessor for the Agent Level 6 Real Estate qualification.

For sellers and buyers, I’m able to pass on up-to-date information about real estate compliance as well as relevant insights into the local real estate market.

Tell us about Maguires One Team and your role there?   Maguires One Team is a unique group of salespeople with a culture not normally found in real estate. The team operates across six offices, and I’m based in St Heliers as a salesperson. I maintain a strong local and national network and assist people wanting to move within the area or further afield.

What’s your approach to educating clients about the importance of compliance?

I encourage them to go into the process with their eyes wide open and be ready to address any issues. Being a homeowner, I appreciate the hard work each owner puts into their valuable asset, and how proud they are of their houses. Sometimes however things are forgotten in the reno project for example and the work may not have building consent or a CCC or a previous owner did some unconsented work. It is here that I often advise on how to address this so that the owner can sell their home successfully. I pride myself on always being professional and trustworthy on every communication; every negotiation and every deal that I am involved with.

At what stage of our build do we contact you and/or if we are buying a home regarding compliance?

If you’re selling your home with a recent renovation, ensure all building work is signed off by your contractors and council. If you list your property with me, we’ll go through the necessary compliance checks and find solutions to any issues before you go to the market. We just need to plan ahead.

If you’re looking to buy a home, I can assist with what information you need and what questions to ask. Again, planning ahead is key.
