The media has made much of the Lions Tour and the demand for accommodation it has created. This has led to many Aucklanders exploring Airbnb for the first time. Airbnb is an online service that allows people to rent out their home short term, for example, while they’re on holiday. Homeowners benefit by earning extra income and guests benefit by getting to stay in often larger and better equipped accommodation.
So how do you get started on Airbnb?
Before you even list your home, there are three key things to consider:
Give Yourself Time
Demand for accommodation is driven by what’s happening in and around Auckland — sporting matches, shows, exhibitions, concerts and festivals, for example. People travelling to these events generally book their accommodation well in advance so you need to list your home with plenty of time before it’s available. The further out you can list, the better chance you have of someone wanting to rent it. Now’s the time to be thinking about Christmas and summer.
Get Your Home Ready
There’s a bit of preparation required to get your home ready, both before you list and before your guests arrive.
Good photos are key to standing out from the crowd, so you need things looking open-home ready when you take these. Clear out the clutter, make sure everything is neat and tidy and make the beds with military precision. A little styling effort goes a long way.
Before guests arrive, your home needs to be spotless and you should remove or lock away any items that are personal or valuable. If don’t want a guest to use it, don’t leave it out.
Price It Right
As you’d expect location, the number of bedrooms and the other amenities of your home all impact what someone is willing to pay for it. While you can put any price you like on Airbnb, there’s no guarantee someone will pay it. The secret is to use the real-time pricing data Airbnb provides to set a realistic price. After all, you’re not earning anything until someone has booked your home.
